Bulk REO buyers are wanted because there is currently more banked owned homes then there has been at any other point in history. This is bad for the banks, because let’s face it, they don’t lend money to own homes. Real estate is not why they are in business. Their business is money, lending money and helping investors… REOs offer them another avenue to help real estate investors while the bank is helping itself as well.
Just about anyone that can secure financing can be a bulk REO buyer. The important aspect of buying bulk REOs is to know what you are doing. Hearing Bulk REO buyers wanted is enough to make anyone with a little cash run out and try to cash in on a currently depressed real estate market. Home values are low, if you were out trying to buy a home as a rental right now you know that you could easily get a $200K home for anywhere between $125 and $200K depending on where the house is located. With bulk REOs, if you have that kind of financing available you may be able to get two… three or ten houses for that much money.
You may be sitting there wondering what in the world you would do with 10 houses. Bulk REO buyers wanted homes for a profit. You buy the bulk REO tape at a lower price than going out and buying one home at a time, you do your homework on the properties, make whatever improvements are needed and then you do one of two things. The first option you have is to rent the homes out. This will produce a passive income for you while you are waiting for home values to get back to where they should be.
Secondly, you can sell the bulk REOs. There are always investors looking to acquire new property. Depending on how big your bulk REO portfolio is you can rearrange the homes into different packages to make the packages more appealing to investors. Thereby maximizing profits, putting homes that are not in the best condition with a home or two that when sold would really offset the other homes in the package.
Where can you find “Bulk REO buyers wanted” signs? Just about anywhere that has anything to do with real estate. Talk to your bank, talk to other banks in the area… you can also do an internet search and talk to real estate agents to find sources for bulk REOs.
